Do I have to hire my own pool service, yard maintenance service and pest control company?
- Yes. To properly maintain and protect your property investment you should have all the above check your property on a regular basis. We will provide recommendations for our trusted vendors in all our vacation homes and will monitor any service to make sure they are doing a great job at your property. We will want to know the contact information for your vendors so we can let the guests know when to expect them- no surprises. We also want that contact information in case the vendor is not performing the job.
I have a home warranty in place. How does that work?
- We will note this and the company in your folio and let you know if anything comes up regarding the type of warranty you have. Does it include the pool, etc? You will have to call the company to schedule the service visit in this case but we will stay in touch with you on this to make sure the problem is fixed properly and quickly.
How often can I use my own property?
- You can use the property how often you want! Preferably not during high season for the very best generated income; however, we understand that you might have purchased the property to also enjoy it in the best weather months and retreat from your poor winter weather back home at your primary residence. With a bit of flexibility, it is usually easy for an owner to strike a comfortable balance between personal use and income.
What are the options for keeping my personal items at the property for my use when there?
- Let’s find a closet or two where we can install a lock to keep those items private and not in use for the guest. This is a normal practice for short term rentals where the owner enjoys the home as much as the guest. Many owners use cabinets in the garage to keep the interior closets open for guests, especially helpful to the guest when staying more than 30 days at a time. We rent the entire house only and do not do the “Dude. Crash on my couch or rent a single room for X amount and watch me share the common areas with you.” NOTE: We do not like blocking off an entire bedroom for personal items storage and will likely not accept homes with this restriction in place by the owner.
Will you handle longer term stays like a month or longer?
- Yes! If your property is open and a guest is looking to stay for a month or more, we will take that reservation. A longer stay will give the guest more of a discount for staying longer and we will manage that according to the owner and guests requirements.
What do you do about property repairs and maintenance?
- An important part of our service relieves owners from maintenance and repair hassles. As AZ Realty & Rentals, it’s in our best interest as well that your home is properly maintained. That’s why we work proactively take care of and communicate the defects right away. That way we keep your property in perfect shape at the very best price. In order for us to earn that 5 star guest review, your property needs to be fully functioning as presented.
Can you get the same cleaning crew to clean my property every time?
- Absolutely! This is important in our opinion to be able to quickly identify missing items, items that may have moved during a stay, and damages. Our cleaners should act as an extension of us as they are in and out of our properties a lot. Also, it’s important to provide incentives to cleaners who can identify problems right away in a property.
How and when do I receive my money from my rentals?
- Our goal is to get you paid via direct deposit (a physical check is also fine) by the 15th of the month for the previous month’s rental activity. Every month we send you an Owner Statement with all the information on your income and disbursements. The money earned is transferred to your account every month for the previous month’s rental activity. You also receive your own login to our systems, so you can keep an overview of all the inquiries, bookings and money transactions yourself. Technology is amazing these days and we will be using the best we can find to make your payments easier for us and deposit as quickly as possible into your account.
What fees do you collect from renters?
- In addition to the basic rental rate, required taxes, pet fees (if allowed) pool heat fees (if applicable), cleaning and credit card fees, we also offer extra options for the guest like travel insurance and damage protection.
